Two new tenants at RiverPark
More than 650 m2 of office space have been sold
The subsidiary of Gazprom Neft, Pannon Naftagas Ltd. and the Swedish innovative information solution provider Sigma Kudos are moving to RiverPark office building. The two companies are going to rent more than 650 m2 office space in the A category office building complex.
In August Gazprom Neft decided to create new subsidiaries on their most important markets, namely in Romania, Bulgaria, Bosnia and in Hungary to encourage the group’s business policies and the successful implementation of their business plans. As Slavko Pecanac, the managing director of Pannon Naftagas Ltd. said: “It was important for us to find an office in Budapest that provides appropriate support for us with a central location, adequate facilities and prestige.” Following the conversions, the new tenant can take possession of the rental property on the 16th of December.
Pannon Naftagas Ltd. is not the only new tenant at RiverPark though. The dynamically developing Swedish Sigma Kudos operates representative offices not only in Finland, China or Ukraine but now in Budapest as well. Sigma Kudos operates across the globe, from Sweden to China and from Finland to Malaysia, specializing in the field of information management, technology consulting, and software development. The Hungarian office, the company’s fastest growing site, was looking for a representative new office in Budapest that is both central in location and also close to its main customers.

Fresh, hand-made treats at RiverPark
Sundance Deli’s franchise partner, Er-Ga Büfé Kft. has opened its latest store in the RiverPark office building. The café spans across 170m2 on the ground floor of the office building, and will offer fresh sandwiches, desserts, and salads to those working in the building, or visiting it.
The Sundance Deli franchise is a national representative of a style of eating that is popular in Western Europe. According to the food-chains philosophy, they wish to provide office workers with easily accessible opportunities to eat, and refresh during the day – with sandwiches made on location, salads and desserts. They could not have found a better location for their enterprise, than the café on the ground floor of the RiverPark dual office building, whose glass walls provide a splendid view of the Danube.
“We were looking for a place for our new business that is located near the busy quarter of the city center on one hand, and can provide an opportunity to establish a permanent client circle on the other hand. RiverPark meets our expectations in every aspect." - said Laszló Novak manager of the new cafeteria.
The snack bar’s offer is not unknown to IVG, the owner of the office building. Sundance Deli’s partner showed their range of products during the recent shooting of a video clip on the rooftop terrace of RiverPark. During the shoot, which lasted all afternoon, the new café’s treats provided refreshments for the crew and guests. The introduction went well, they recently signed lease contracts for the operation.

The band called theGrenma shot their latest video on the top of an office building
RiverPark office building provided a unique location for theGrenma band to shoot their latest video. The representatives of the Hungarian soft core punk were able to crank out their guitars on the rooftop terrace of the building. We will be able to see the Budapest panorama bathing in August sunset’s light in the video for their song called „Új hős” (New hero).
Dóri Arany, Mátyás Botlik and Csongor Szalay created theGrenma over six years ago. Since then they have given over 200 concerts with the same line-up, and they are on their way to releasing their fourth album. They have a vibrant and enthusiastic online community, over 30 thousand people were interested in the free download of their second album on their website. The trio’s music is most commonly referred to as soft core punk or punk-rock. Those passing by the Pest side of the Petőfi bridge could hear the breakthrough strength of the genre’s sound Friday night.
The rooftop terrace of the RiverPark office building was turned into a filming location for an afternoon. The office building complex, previously known as MOL K30 headquarters building and the adjacent modern, new building was reborn in 2008 when they were rebuilt together. Közraktár street 30 was built in 1920 based upon Dénes Györgyi’s plans. The developer IVG not only ensured that a high-quality office environment was built, but also ensured that the prestigious facade be preserved. The scene that unfolds from the rooftop terrace of the old building is unparalleled: the wide landscape of the Danube, the Buda hills as well as the sight of Pest houses roofed with colourful tiles are all part of the panorama.
The creators of the video – Andor Lengyel director and Ádám Temesi cinematographer – used these special qualities when they put theGrenma on the top of the bustling metropolis for the video of their song „Új hős”. The video was enriched with shots of the post-sunset „magic hour”, when it is still light outside but there are no shadows. The video will be shown on the band’s website from the beginning of September.

Schwarzkopf Professional Division in RiverPark
On the 5th of May, the Schwarzkopf Professional Division of Henkel Hungary opened its new 388 sqm office on the top floor of the RiverPark office complex and its 330 sqm hair dressers academy together with a reference hairdressers studio on the ground floor of the building.

IVG closed a successful year
IVG Hungary Kft. has closed a successful year – the first one with a focus on asset management activity.
In the past 10 years it has been the company’s grade ’A’ office building developments that compelled admiration from the trade. However, year 2009 has brought about a change as to the company’s principal activity, when the Budapest branch of IVG received its first asset management assignment from IVG Funds, then shortly afterwards it was awarded a mandate by investment company HGA Capital (Germany) to manage their properties in Budapest. This way the portfolio managed by IVG Hungary Kft. (15 commercial properties with a lettable area near 120,000 m2) has made it a key actor on the Hungarian asset management market.
Following the changeover 2010 was the first year when IVG Hungary Kft. primarily focused on property management, and went on closing its financial year with a positive balance. In 2010 altogether 40 lease contracts were concluded by IVG’s associates, further increasing the lease-out rates of the buildings. The last few months of the year were especially stirring, during which lease contracts were concluded with numerous renowned multinational and domestic companies, such as ZF Services, is Industrial Services, Turck Hungary, Henkel Magyarország and Heraeus Kulzer.

Schwarzkopf Professional is moving to RiverPark Offices
Henkel Magyarország Kft. has signed a lease agreement for 720 sq m in RiverPark Offices.
Market leader in the field of hair coloring, care and styling Schwarzkopf Professional, a division of Henkel Magyarország Kft., was searching for a high standard office with good accessibility. The 390 sq m office space with exclusive fit-out and fantastic panorama is on the top floor of K30 building. Besides their office they are opening Scwarzkopf Professional Academy and reference hairdressing salon on 330 sq m on the ground floor.

IVG Defies the Gloom of the Office Market
IVG continues its chain of successes in lease-outs, although the general view of the office lease market is still pessimistic. During the last few months IVG increased its leased-out office space by near 7,000 m2.
Spring brought a boom for IVG, as in the past few months several lease contracts have been concluded in relation to the actual office developments of the company.
RiverPark, IVG's office building on the Pest-side bank of the Danube featuring a wonderful view to the river and an inner garden, is going to accommodate 3 new tenants soon inter alia the Lufthansa Systems and Auditpont counting house. Negotiations are underway on the lease of further 4,000 m2, including which 60% of the building recently handed over is leased out already.
Building E, being constructed as the last phase of Infopark and to be handed over in August, has also admitted new tenants lately. Among others, the European Institute of Innovation and Technology (EIT), a newly founded organization of the EU, is going to move into the vitrified brick building. The organization is going to occupy approx. 3,000 m2 as of 1st December in Inforpark Building E chosen through a public procurement procedure; the lease contract was concluded for a term of 20 years. The entire 4th floor, including the appertaining cosy roof terrace, will be occupied by Kraft Foods as of August. It is evidencing the success of Infopark as the first complex of innovation and technology of Central-Eastern Europe that 65% of Building E has been leased out already before handover, with the scope of its prominent tenants continuously expanding, including Magyar Telekom, Lufthansa Systems, and NKTH (National Office for Research and Technology) already.
The Managing Director of IVG Hungary said the following about the successful lease-outs: "Fortunately, the heavily pessimistic view regarding the economic situation in general and the possibilities of the office lease market is contradicted by the success of our own lease-outs. We are convinced that there is still opportunity, and even need to realize well-located office developments of a high level of quality and elaborate architecture on the market. Moreover, the demand by potential lessees has livened up again during the last weeks, which is supposedly derived from the stabilization of the exchange rate of the Hungarian forint, having a very strong influence on the Euro-based rents. Considering this trend and the current lease-out levels of our office buildings relative to the target-figures, we still have an optimistic vision of the future, despite of the gloom prevailing on the market."
Even so, IVG plans no new developments at present. Besides the ongoing and completed developments, the Hungarian affiliate is also managing four different commercial properties under the ownership of IVG Funds (asset management), including the Art'otel and the Stock Exchange building on Andrássy Avenue.
"We will seek to accomplish further asset management and project management tasks received from outside of the IVG group in the future" - advises Mr. Blandow on expanding the range of activities of the company.

RiverPark Lease Success
March saw a significant boost in the lease of RiverPark offices, as IVG let 690 sq.m. of office space to UKRENERGY TRADE ZRT. The lease contract between IVG Hungary Kft. and UKRENERGY TRADE ZRT. was signed on 11 March, 2009.
IVG Hungary Kft was happy to see the international corporation demonstrate serious interest and rapid decision-making. Having been presented all three of IVG projects (StefániaPark, Infopark Building ‘E' and RiverPark offices), the management of UKRENERGY TRADE ZRT voted for the latter one. There were a multitude of considerations taken, such as adequate access, flexible space management, the view of the Danube or the first class working environment. Instead of taking the loft office at Közraktár utca 30, the new tenants have opted for the new wing of the RiverPark offices conglomerate. They will move in to the fifth floor as of May 2009, thereby securing themselves one of the finest views over the surroundings.

Sparkling Festivities at RiverPark Offices
German Ambassador to Hungary also participated at the festivities organised on 21st February at RiverPark Offices to celebrate the ten-year anniversary of the German organisation Wirtschaftjunioren (WJU). The grand event was a wonderful opportunity for real estate developer IVG Hungary Kft. to present their brand new, highly elegant office building.
The event kicked off with official welcome speeches. The Board of WJU spoke about their achievements over the last decade, the success of canoe trips and other activities. Then the representative of the German Embassy commended the organisation as an important forum of meeting. The anniversary event was also attended by representatives of the German-Hungarian Chamber of Industry and Commerce who emphasised the importance of continued good cooperation.
The unique loft office on the second floor of the Közraktár street office building served as a spacious venue for the event, comprising a comfortable lounge, a concert hall of special atmosphere, and a buffet, as well as providing a stylish location for poker and foosball fans to practice their skills at their respective tables. Special appearance from Hubert Kah rounded off the evening as the legendary eighties singer gave a life performance of his greatest hits, making this a truly memorable celebration for the hundred-some guests.
As this successful weekend passed, RiverPark returned to busy workdays. The construction works are in no way hindered by the economic crisis, and when completed in the near future, RiverPark will have a total of 9,865 square meters of office space to let.

IVG Development, the project developer of IVG Immobilien AG, celebrated the topping out ceremony of its exclusive office development on the 12th November 2008 in district 9, along the Danube bank, with magnificent view towards Buda Hills.
RiverPark offices is going to be an "A" category office building complex, consisting of two buildings offering a total of 9865 sqm rentable area. Building K30 is a total refurbishment of a listed building, which will offer first class office space after the renovation. The other building is a new, modern class A office wing.
